What does your home loan

How the subsidy works
Your initial EMI uses the subsidized markup rate for up to ten years, keeping early payments lower.
What changes in Year 11
The remaining balance is re-amortized at your assumed market rate, modelled here as KIBOR plus 3%.
Why prepayment matters
Extra payments reduce principal before the rate reset, saving interest and potentially shortening the loan.
